Commercial Real Estate Listing of City Owned Property
City of Iron River, Michigan

1. Purpose

The City of Iron River is seeking proposals from qualified Michigan-licensed real estate brokers to serve as the City’s exclusive listing agent for the marketing and sale of City-owned commercial property. The City is seeking a broker with local market knowledge, commercial experience, and a practical marketing plan designed to reach qualified buyers and developers.

• Building: Approximately 7,781 square feet plus partial basement
• Zoning: Commercial
• Included equipment: Cummins Diesel Generator, 250 kW, approximately 260 hours
• Legal description: Plat of Village of Stambaugh, now City of Iron River, Block 19, Iron County, Michigan — Center 32’ of Lots 1–4; Lots 8–10; South 40’ of Lots 1–4; West 10’ of Lot 6 and Entire Lot 7; North 48’ of Lots 1–4; Entire Lot 5 and East 20’ of Lot 6.

3. Services

• Prepare a market analysis and recommend an initial listing price, subject to City approval.
• Develop and carry out a marketing plan, including MLS, appropriate commercial real estate platforms, online marketing, signage, and direct outreach to qualified buyers and developers.
• Prepare or coordinate professional property marketing materials.
• Coordinate showings, tours, and open houses when appropriate.
• Receive, present, and assist the City in evaluating and negotiating offers. The City will retain all authority to accept or reject any offer.
• Coordinate with the City, purchaser, title company, attorneys, and other parties as appropriate through closing.
• Provide a brief written marketing/activity report to City staff at least monthly while the property is listed.

4. Minimum Qualifications

• Current Michigan real estate broker license.
• At least five years of commercial real estate brokerage experience preferred.
• Demonstrated experience with commercial, municipal, public-sector, or comparable property sales.
• Ability to identify and market to prospective purchasers beyond traditional MLS exposure.

5. Proposal Should Include

• Brief company and broker background.
• Qualifications and experience of the person who will handle the listing.
• Proposed marketing strategy and expected listing/sale timeline.
• Proposed commission rate and any other anticipated brokerage or marketing costs.
• At least three references and brief descriptions of comparable transactions.
• Examples or links to representative commercial property marketing materials, if available.

Electronic submissions will not be accepted. Proposals must be received by the deadline; postmarks are not sufficient.

9. Questions

Written questions must be submitted to the City Clerk by October 5, 2026. The City will provide written responses to questions it determines are appropriate for response.

10. Reservation of Rights

The City reserves the right to reject any or all proposals, waive informalities, request clarification or additional information, negotiate with one or more respondents, and select the proposal it determines is in the City’s best interest. This RFP does not obligate the City to award a contract or listing agreement.
